No doc and low doc basics

What is a no doc business loan?

A business loan where the lender doesn't require tax returns or financial statements. Instead it relies on other evidence, usually property equity or business bank statements, sometimes supported by BAS, an accountant's letter or contracts. It never means no evidence at all.

What's the difference between no doc and low doc?

No doc usually leans on security or statements alone. Low doc uses a lighter document set, typically BAS, bank statements and a signed declaration or accountant's letter. Lenders use both labels loosely; what matters is the evidence they'll accept.

How much can I borrow?

Property-secured options run from $20,000 to $5,000,000 by first mortgage, second mortgage or caveat. Unsecured, cash-flow and line-of-credit options are typically $5,000 to $500,000, sized on turnover and bank statements.

What can I use the money for?

Any genuine business purpose: equipment, vehicles, stock, working capital, fit-outs, paying tax debts, refinancing business debt or buying a business. Loans are for business purposes only.

Why don't you publish interest rates?

Because every loan is priced on the business's own circumstances: the evidence, the security, the credit history and the purpose. A published rate would be wrong for most people. A specialist explains the full cost before you commit.

Missing paperwork

Can I get a business loan without tax returns?

Often, yes. Lodged BAS and business bank statements commonly stand in for tax returns with unsecured lenders, and property-secured lenders rely mainly on equity. A letter from your tax agent about the outstanding return helps.

My BAS or tax returns are overdue. Can I still apply?

Yes. Lenders will want to know what's outstanding, any tax likely to be owing, and the plan to catch up. An ATO account statement and a registered agent's letter answer those questions. Property security gives the most flexibility.

I've never had financial statements prepared. Is that a problem?

Not for many low doc lenders. Bank statements, BAS and reports from your accounting software can do the same job, with a signed statement of assets and liabilities in place of a balance sheet.

My tax return shows a loss but the business is fine. Can I borrow?

Possibly. Taxable profit is reduced by deductions like depreciation and one-off costs. Lenders can look at bank statements, add-backs explained by your accountant, or property security instead of the bottom line.

I don't have an accountant. Can I still apply?

Yes. You can download bank statements yourself and get lodged returns, notices of assessment and BAS from ATO online services. Many low doc lenders don't require an accountant's letter.

Your situation

I'm self-employed with no payslips. What proves my income?

Business bank statements, lodged BAS, notices of assessment from myGov, invoices to regular customers and, where available, contracts. A dedicated business account makes all of this much clearer.

I've just got a new ABN. Can I borrow?

It depends on what's behind it. History under a previous ABN, signed contracts, a few months of strong statements or property security can each help. We'll tell you honestly if waiting a few months would open better options.

I moved from sole trader to a company. Does my history count?

Often, yes, if you show it's the same business. Provide your sole trader returns, BAS and statements alongside the company's details and a short note explaining the change.

I've just bought a business. What evidence works?

The seller's financials and BAS from your due diligence, the sale contract, your own statements since settlement and, if available, property equity.

No. There's no credit check when you first enquire. A credit check only comes up once you've decided to go ahead with a lender.

Will you send my details to lots of lenders?

Why should I be accurate on the form?

Because we use your answers to choose the right lender. If turnover, property or lodgement status are off, the first match may be wrong and everything takes longer.

Is bad credit or ATO debt a deal-breaker?

Not automatically. Past credit issues and ATO debt are considered case by case. What matters is what happened, how it's being managed and the rest of your file.
